Since the early
1980’s, all of our buildings’ energy consumption has been tracked on the
Hines Utility Monitoring and Management Tool (HUMMT)
a detailed report providing a breakdown of energy products used at each
Hines-managed building. This report provides a consistent means to compare
buildings, regions, weather effects, tenant energy bill backs and other
energy-related parameters.
Structure
The expense
reductions obtained utilizing the HUMMT are the result of a structured
program. This includes specific actions with targeted goals implemented by
the energy managers. Corporate assessors regularly evaluate the results of
this program.
Innovation
Hines
Management Services provides innovation in managing energy. Understanding
utility rate structures, characteristics of the property or facility,
occupancy patterns and utility rebate programs gives energy managers
information vital to making wise energy decisions. Efficiently scheduling
the operation of equipment, avoiding energy spikes and not running
equipment when it is not needed are examples of wise and innovative energy
management methods employed by Hines.
Technology
Hines
continually evaluates new energy management technology. Building lighting
retrofits, high-efficiency motors, variable-frequency drives and
computerized building control systems are examples of technologies that
receive frequent scrutiny by our Central Operations and Engineering
Services. Before a new technology is implemented, it must show itself to
have a reasonable payback, fit the building’s economic condition and
enhance the operation of the property.
