Job Skills Training
Hines develops training that teaches the Hines’
best practices based on the specific job function. The company
activity demands that employees in property management, accounting,
engineering and project management have solid skills and knowledge
that address industry challenges and provide consistent practices.
The job skills training programs are developed with the help of
internal (Hines) content experts to educate employees about Hines’
properties and policies as well as its unique and valued culture.
Property Management
Training Program
The Property Management Training Program (PMTP) is a self-study and
classroom program required for all new property managers and assistant
property managers. The goal is to provide consistent training for all
Hines property managers and have materials available at all times. It
consists of the Technical Core, Advanced Technical Core, and Personal
Development Core. The Technical Core courses address the basics of
property management and lay the groundwork for the Advanced Technical
Core. The Technical Core courses include:

assignments, property-specific and self-audit activities, an exam and
a Manager’s Checklist to ensure understanding and application on the
job.
Engineering Training Program
A new Engineering Program was launched in 2003. The mission of
this program is to develop engineering personnel whose technical
skills, management competence and motivated performance will offer
them fulfillment and enable them to meet the challenges presented by
the Firm’s ongoing operations. It consists of the Technical Core,
Advanced Technical Core and Personal Development Core. The Technical
Core addresses the basics of engineering and includes:

- Building Systems
Advanced Technical Core courses
address knowledge and skills required of engineering management.
Courses in this core include:
- Risk Management: Insurance

assignments, property-specific and self-audit activities, an exam and
a Manager’s Checklist to ensure understanding and application on the

Accountant Required
Training (ART)
Accountant Required Training (ART) I class introduces new
Hines controllership employees to Hines and provides them with a basic
understanding of our core business processes and control procedures to
support an operating property.
Accountant Required Training
(ART) II class introduces Hines controllership employees to Hines and
provides them with the accounting skills needed to support a new
development project.
These classes require follow up of property-specific activities and a
Manager’s Checklist to ensure understanding and application on the
job.
Project Management
Program
This periodically held meeting is designed to provide all
project managers and assistant project managers a forum for
inter-regional communication to share knowledge and information
regarding project activity and financing initiatives companywide.
When appropriate, an
orientation program also occurs before the meeting. It provides new
project management employees a comprehensive preview of the areas of
responsibility that they may have during their career at Hines, as
well as to introduce them to the resources available.
Construction Management
This annual conference is designed to provide all construction
managers with consistent information and training based on current
organization and industry needs. Topics may include risk management
updates, new engineering technologies, new construction methods and
materials, and internal/external benchmarking. Participants are
encouraged to share their experiences and lessons learned on current
and previous construction projects through group discussions and
presentations throughout the 1 ½ day conference. Conference location
varies to allow for new construction site visits.

Development
Personal
Development Program
Hines Personal Development Program focuses on skill areas that are
needed by Hines employees in order to be effective within the firm.
They are selected as needed or as directed by an employee and/or their
supervisor. This program is part of the Property Management and
Engineering programs’ Personal Development Core. Topics include, but
are not limited to:
- Time Management Skills
- Writing Skills
- Presentation Skills
- Customer Service
- Stress Management Skills
Personal Development Skills
Additional Personal Development Skills are available depending on job
needs, personal development needs and organizational function. Courses
and resources are available through the Hines Training Team and
Corporate Training Library. Examples are:
- Computer skills training
- Project Management
- Principles of Accounting
- Leasing and Marketing
- Secretary/Administration Skills
Education Reimbursement
Program
Hines also has an Education Reimbursement Program that offers
employees financial assistance to enhance their skills and knowledge
for current positions and to prepare for future growth opportunities
within the firm.

Management/Leadership
Development
Management and Leadership Development Training provide developmental
information with a Hines flavor to managers and supervisors to ensure
a consistent practice among Hines management as well as to enhance
Hines’ culture, working environment and performance. Programs include:
- Management Orientation Program
(MOP) -This Hines culture orientation, professional development and
global networking conference is held annually at Houston
headquarters for all professional level employees.
- Employee Management Training
Program (EMTP) - This program assists supervisors in developing
their personnel management skills and includes four management
components: motivation, communication, delegation, relationships.
- Management Skills Training -
These just-in-time training workshops teach supervising managers the
basics of management, examples include Performance Appraisals,
Coaching Employees and Hiring Right.
- Diversity/Managing Inclusion
Awareness - This training provides competence in managing and
valuing a diverse workforce and inclusive environment.
- Situational Leadership - This
training provides a model for supervisors to adapt his or her
leadership style to meet a person’s needs and the situation.
All courses within each area have
defined focuses and learning objectives. Learning objectives for each
course are provided to employees and include a number of goals and
follow up tools related to the focus. A course evaluation is also
required from the participants.

Training Support
Additional training
through industry designation programs and other recommended external
training companies is encouraged to help employees sharpen their
skills and to keep up with industry changes.
Each region and
department at Hines is supported and encouraged to provide training
and development events and ongoing opportunities driven by their
markets’ challenges and specific needs.
